Common CertainTeed Roofing Problems We Fix in Los Angeles

CertainTeed roofs in Los Angeles fail in predictable ways. Here’s what we see most often, by product and failure mode:

  • Adhesive strip failure on Landmark and older XT shingles in west- and south-facing sun exposure. The self-sealing adhesive strip on the back of each shingle bakes under years of direct SoCal sun. Eventually it stops sealing, even though the shingle field looks intact from the street. Then a Santa Ana wind event arrives, tabs lift, and shingles start blowing off. Homeowners in Sherman Oaks and the Valley see this constantly on 1990s-era Landmark roofs. The fix is hand-sealing lifted tabs before they tear off – but if the adhesive has failed across multiple slopes, replacement is the honest conversation.
  • Granule loss and surface crazing on 1990s to early-2000s CertainTeed three-tab and architectural shingles. After two-plus decades of UV exposure, the ceramic granules that protect asphalt from the sun start shedding. You’ll find them in gutters and downspouts, and you’ll see the shingle surface begin to look cracked and dry. When granules go, the asphalt beneath is exposed and the clock is running on what’s left. This isn’t repairable in any lasting way. It’s a replacement signal.
  • Premature cracking and blistering on CertainTeed product from known manufacturing-defect eras. CertainTeed produced shingles in the late 1980s through early 2000s that are now widely known to exhibit horizontal cracking and vertical splitting before the roof reaches its expected service life. If you have a roof from that era showing splits, especially on east- and west-facing slopes, you may have grounds for a warranty claim or class action participation. We can document the condition, photograph every slope, and give you the paperwork your claim will need.
  • Flashing and penetration failures where original components were reused. Roofers cutting corners during the original install often reused pipe boots, valley metal, and step flashing from the old roof. Pipe boots in particular split after 10 to 15 years of sun. When they fail, water travels into the roof cavity. This looks like a shingle problem, but it’s actually a flashing problem. We fix it with new, properly integrated flashing – not by smearing sealant over the split boot.
  • Underlayment failure under clay tile that covers CertainTeed flat sections. A lot of Los Angeles homes mix materials: clay tile on the pitched slopes, CertainTeed Flintlastic or a built-up system on the flat garage roof or sunroom addition. The tile itself can outlast a century, but the hot-mop or felt underlayment beneath it fails after 20 to 30 years. When it does, the flat section leaks. We see this constantly in Silver Lake and Los Feliz, where hillside homes have flat-to-pitch transitions that overwhelm poorly detailed flashings.
