Tamko Roofing Company in Los Angeles: What to Know First
We provide independent Tamko roofing service across Los Angeles, handling repairs, full replacements, and inspections on Heritage, Titan, and metal roofing lines. Most Tamko repairs run $425-$1,800 depending on what the roof is telling us, and we’ll put the exact number in writing before anything gets touched. That’s the only way Greg Holloway has ever worked.
If you own a home in Los Angeles with a Tamko roof and you’ve watched a leak stain spread or found granules piling up in your gutters, this page is for you. We’re not affiliated with Tamko, which is frankly better for you. We work for the homeowner, not the manufacturer, so when a repair makes more sense than a replacement, or an aftermarket flashing detail will outlast the OEM part, that’s what we tell you. Call (945) 303-9821 and you’ll get a live person on the line, day or night.
How Tamko Products Fail - and How We Fix Them
- Heritage shingle granule loss in the first 5 years. Tamko’s Heritage line is a solid architectural shingle, but in Los Angeles we see premature granule shedding when the roof was installed over old three-tab without a tear-off, or when attic ventilation is weak and the shingles bake from below. Granules protect the asphalt from UV. Once they go, the shingle dries out and cracks. Our fix is a thorough inspection, then targeted repairs or replacement of the affected slopes with proper ventilation added.
- Titan XT seal strip failure in the first hot season. Tamko’s Titan XT relies on a heat-activated sealant strip to bond shingle layers together. In the San Fernando Valley and inland Los Angeles, we occasionally see shingles that unlocked after a brutal summer because the sealant cured too fast during a heat wave before the shingle settled. The shingles lift and catch wind. We identify unsealed tabs during inspections and can reseal them correctly, or replace the compromised section.
- Valley metal corrosion near coastal zones. Tamko’s valley metal and flashing details are factory-correct, but salt air in the beach neighborhoods from Santa Monica to the South Bay shortens galvanized steel lifespan quickly. We see rust-through at the valley where water volume is highest. Our fix is replacing the valley with aluminum or copper flashing, which holds up far better against coastal salt than the original steel.
- Improper nailing patterns on Heritage and Elite installations. Tamko’s warranty specifies a six-nail pattern per shingle in high-wind zones, and Los Angeles does get Santa Ana wind events that push 60 mph through the canyons and passes. When we find shingles that tore off at the nail line, we’re almost always looking at four nails or a high-nail pattern. We replace the damaged shingles and correct the nailing on any area showing risk.
- Flat roof edge blistering on Tamko modified bitumen. Tamko’s low-slope products work well, but Los Angeles has a lot of flat and near-flat roofs over sunrooms, porches, and mid-century modern additions. We regularly see blistering where the original installer didn’t let the deck dry fully before rolling the membrane and trapped moisture in the substrate. It looks like acne on the roof surface. We cut, dry, patch, and reseal those blisters before they become cracks and leaks.
Our Tamko Roofing Company Process
- 1
You call, a person answers. Not a recording. We schedule a time window and we show up within it, because that’s the Kingswell Way and it’s the bare minimum.
- 2
We diagnose the roof, not just the symptom. On a Tamko roof, that means checking shingle condition, ventilation, flashing, underlayment, and drainage. A leak at the ceiling is rarely a leak at that exact spot on the roof.
- 3
You get a written price before any work starts. Not a ballpark, not an estimate range we can move later. The real number, on paper, in your hand. If repair is possible, we say so. If replacement is the honest call, we show you why with photos.
- 4
We make the parts decision with you. Tamko OEM components are always an option. Sometimes a high-quality aftermarket flashing or underlayment is genuinely better for a Los Angeles microclimate, and we’ll tell you when that’s the case rather than just selling you whatever’s on the truck.
- 5
The repair or replacement gets done and tested. We run water tests on repairs before we call it done, not after the next rain. The crew hauls off every scrap and nail. You shouldn’t find a single shingle tab in your garden.
- 6
You get a written guarantee before the crew leaves. Every repair, every replacement, every time. If it fails within the guarantee window, we come back at no charge under our 365-Day Done Right Promise.
What Tamko Roofing Company Costs in Los Angeles
Most Tamko roofing work in Los Angeles falls into a predictable range once we know the scope. Here’s what we typically quote:
- Minor repair: $425-$725 for ridge cap reseating, small flashing corrections, or a few shingles replaced.
- Moderate repair: $800-$1,800 for valley replacement, section redecking, or significant shingle replacement on one slope.
- Full Tamko replacement: $11,000-$19,000 for a standard Los Angeles single-family home, depending on roof complexity, slope count, and decking condition beneath.
What moves the price is what’s underneath the shingles. Rotted decking, missing underlayment, poor ventilation that needs correction. We show you everything with photos before a single dollar is added. Call (945) 303-9821 and we’ll put the exact number in writing. Estimates are free.
Why Los Angeles Homeowners Call Tilehurst Roofing for Tamko Work
Tilehurst Roofing is part of the Kingswell family of roofing companies, founded in 2000. That matters because the Kingswell Guarantee isn’t a slogan. It’s a written set of obligations every independent location agrees to follow. For you, that means a written price before any work starts, a written guarantee on every repair, and a free second visit if the repair fails inside the guarantee period. That’s a full year of accountability, not a handshake and a hope.
Our technicians are background-checked and uniformed. You know exactly who is on your roof and why. They know Tamko’s product lines because they work on them across Los Angeles every week, not because they read a brochure. And if a Tamko roof isn’t the right long-term answer for your home, we carry full material options from seven manufacturers including GAF, Owens Corning, and CertainTeed. The product fits your roof, not our inventory.
Greg Holloway grew up in Eagle Rock and still lives ten minutes from where he went to school. He learned the trade at Los Angeles Trade-Technical College, where a sloppy flashing job was treated like a surgical error. He’s been working roofs across Los Angeles for going on two decades, and the thing neighbors know him for is showing up on time and quoting the full number before a single tile comes off. Know the price before the first tile moves. It’s how we do every job.
FAQs
No, a repair by an independent roofing company does not void a Tamko warranty. What voids a warranty is improper installation, not the act of repairing. We follow Tamko’s published installation specifications to the letter precisely because we don’t want to give a manufacturer any excuse to deny your claim later.
We schedule every call based on urgency. An active leak gets priority, and we can often have a technician out to assess it within 24 to 48 hours of your call. Call (945) 303-9821 and we’ll give you a real window, not a vague “sometime this week.”
We use genuine Tamko components whenever they’re the right choice for the repair. Sometimes a high-quality aftermarket flashing, valley metal, or underlayment performs better in a specific Los Angeles climate zone, and we’ll tell you why before we use it. You get the final say, and the written guarantee covers the work either way.
The deciding factors are the age of the roof, the condition of the underlayment and decking, the number of active leaks, and the overall granule loss across the shingle surface. A 10-year-old Tamko roof with one flashing leak is a repair. An 18-year-old roof with soft decking in three places is a replacement conversation. We show you the photos and walk you through the honest math at no charge.
It covers the repair we made, in writing, for a full year. If the same repair fails inside that year, we return and correct it at no charge under our 365-Day Done Right Promise. That promise is printed and handed to you before the crew leaves, not emailed a week later.
Yes. We work rooftops from the Valley to the Westside, from Eagle Rock to the South Bay, and everywhere between. Los Angeles is a big spread of microclimates, and a Tamko roof in Sherman Oaks ages differently than a Tamko roof in El Segundo. We account for that in every inspection.
Ready to get a real number instead of a guess? Call (945) 303-9821 and we’ll schedule your free Tamko roof estimate. You’ll know the price before the first tile moves.
