GAF Roof Replacement in Los Angeles: What to Know First

GAF roof replacement in Los Angeles typically runs $14,000-$28,000 for a full tear-off and re-shingle on an average 1,800-square-foot home, with architectural lines like Timberline HDZ landing in the $16,000-$22,000 range after tear-off, decking repairs, and new underlayment. We complete most GAF replacements in 3-5 working days, and we’re an independent GAF service provider, not a manufacturer-authorized contractor, so when we quote you a number, it’s the number you’ll pay. Know the price before the first tile moves. If you own a GAF roof that’s reaching the end of its run, this page tells you what to expect. Call (945) 303-9821 for a free replacement estimate.

How GAF Products Fail - and How We Fix Them

GAF makes a solid shingle, but no roof beats Los Angeles sun forever. Here’s what we actually see on GAF roofs across the city, and what we do about it during replacement.

  • Timberline HDZ granule loss from UV overexposure. The HDZ line is GAF’s best-selling architectural shingle in Los Angeles, and the ceramic granules are tough. But after 10-14 years of direct sun, those granules start loosening faster on south-facing slopes. The roof doesn’t leak yet, but the shingle’s protective layer is gone. During replacement, we strip everything down and install a fresh underlayment layer, so the new shingles aren’t sitting on a compromised base.
  • Timberline UHDZ cracking at the nailing strip. This one shows up in neighborhoods like Encino and Sherman Oaks where roofs catch wind off the hills. The UHDZ is a thicker, heavier shingle, and when it was installed by a previous crew that didn’t follow GAF’s nail-placement spec, the shingle flexes at the nail line and cracks over time. We find this all the time. Our fix is a full replacement with proper nailing patterns, not a patch job that shifts the problem to the next storm.
  • Royal Sovereign cupping and curling. GAF’s three-tab line was on a lot of Los Angeles homes built in the ’90s and early 2000s. Three-tab shingles are thin, and once they curl, water finds its way under the tabs. If a Royal Sovereign roof is curling in more than a few places, replacement is usually cheaper than chasing individual repairs. We explain the math honestly, because sometimes the repair really is the better call.
  • Decking rot under GAF flat-roof transitions. Many Los Angeles homes combine a GAF shingle pitch with a flat section over a garage or addition. Where the flat membrane meets the shingle transition, water backs up after heavy rain, and the decking under that seam rots. When we replace the shingles, we open that transition area, replace any rotted decking, and re-flash the seam so it doesn’t happen again.
  • Improper drip edge from previous installs. Drip edge is the thin metal strip at the roof’s edge that directs water into the gutter. On many older GAF roofs in Los Angeles, it’s missing entirely or installed wrong, which lets water wick back under the shingle edges. During replacement, we install new drip edge on every rake and eave, because skipping it saves a few hundred dollars and costs thousands later.

Our GAF Roof Replacement Process

Here’s how a GAF replacement with us runs, from your first call to the final walkthrough.

  1. 1
Call and schedule. A live person answers, every time. You tell us about your GAF roof, and we set a time that works for you. No call centers, no voicemail tag.
  2. 2
On-site inspection and written price. One of our background-checked, uniformed techs walks the roof, checks the decking, flashing, and underlayment, and hands you a written line-item price before leaving. If you don’t love the number, that’s fine. No pressure, no “today only” games.
  3. 3
Material selection. You choose from GAF lines like Timberline HDZ or UHDZ. If another manufacturer fits your home better, we’ll tell you. We carry options from GAF, CertainTeed, Owens Corning, IKO, Atlas, Tamko, and Boral, so the shingle choice matches your house, not our inventory.
  4. 4
Tear-off and decking repair. We strip the old GAF shingles, inspect the decking, and replace any damaged sections. In Los Angeles, where homes range from 1920s bungalows in Highland Park to 2000s stucco boxes in Porter Ranch, decking condition varies wildly. We quote honestly, and you approve anything extra in writing before we proceed.
  5. 5
New underlayment, flashing, and shingles. We install new synthetic underlayment, re-flash chimneys, vents, and wall transitions, then lay your new GAF shingles to manufacturer spec. Drip edge, ridge cap, and valley flashing all go in correctly, because these are the parts that fail quietly.
  6. 6
Cleanup and written guarantee. We leave the property cleaner than we found it, walk the job with you, and hand you a written guarantee before the crew leaves. Not mailed later, not promised in a follow-up call. In your hands the same day.

What GAF Roof Replacement Costs in Los Angeles

Roof replacement isn’t a one-price job, and anyone who quotes you a single number without seeing your roof is guessing. That said, here are real ranges from GAF jobs we’ve done across Los Angeles.

GAF Replacement Scenario Typical Range
Timberline HDZ full replacement, 1,800 sq ft home, no decking repair $14,000-$19,000
Timberline HDZ full replacement with moderate decking repair $17,000-$24,000
Timberline UHDZ full replacement (heavier architectural shingle) $19,000-$28,000
Replacement including flat-roof section transition re-flash Add $1,500-$4,500
Partial replacement (single slope or section) $4,500-$9,000

What moves the price: decking condition, roof steepness, the number of penetrations (vents, skylights, chimneys), and whether you have a flat section that needs membrane work. Los Angeles permit fees and inspection costs also vary by neighborhood. The point is, you’ll know the exact number before we start. Call (945) 303-9821 for a free written estimate.

Why Los Angeles Homeowners Call Tilehurst Roofing for GAF Work

Most of the homeowners who call us have already been burned once. They had a crew no-show for a week, or a guy who quoted one number and then “found problems” once the old roof came off, or a repair that started leaking again before the next rain. We built Tilehurst Roofing to be the answer to that. Every GAF job we do starts with a written price before any work begins, and ends with a written guarantee handed to you before our crew leaves your driveway. If a repair fails inside the guarantee period, we return to fix it at no charge under the 365-Day Done Right Promise. Greg Holloway, our owner, learned the trade at Los Angeles Trade-Technical College and has been working roofs across Los Angeles for going on two decades. He’s from Eagle Rock, and he treats a sloppy flashing job the way his instructors did: something you simply don’t leave behind. We answer the phone 24 hours a day, every day, with a live person. And if GAF isn’t the right fit for your replacement, we’ll tell you straight and show you Owens Corning or CertainTeed options instead.
